BUYING PROCESS

Start with Your Financing

Connecting with a lender early helps you understand your financing options and establish a budget that feels comfortable. Your lender can also help you explore loan programs and assistance options you may qualify for.

Need a lender connection?
We can introduce you to our preferred lending partner, Ryan Hendrickson with OVM Financial.

Know What to Expect

Start with a 30-minute introductory phone call to discuss your goals, timeline, and financing preparation. From there, we’ll help you determine the next steps for scheduling your full buyer consultation. During your buyer consultation, we’ll walk through the buying process, anticipated expenses, offers, inspections, and closing. We’ll also discuss important differences between purchasing in Virginia and North Carolina, with time to answer your questions.

Find a Home That Fits Your Life

Once you’re ready, we’ll help you focus your search, evaluate your options, and prepare an offer that reflects your goals. Our guidance continues through inspections, negotiations, and closing.

Common Homebuying Questions

To help you make informed decisions, we've compiled answers to some of the most commonly asked questions.

What do I need to do before touring homes?

Before we begin touring homes together, we’ll meet to discuss your goals, explain our services, and review a written buyer agreement. This agreement outlines the services provided, the length of the agreement, and how your agent is compensated. Compensation is negotiable.

NAR settlement changes effective August 17, 2024, require participating MLS agents working with buyers to have a written agreement before in-person or live virtual tours. Virginia law also requires a buyer’s agent to enter into a brokerage agreement before showing property.

At Lighthouse Realty Solutions, our buyer consultation helps you understand these terms and ask questions before signing. You can still attend an open house on your own without signing a buyer agreement.
